Minimalist aesthetic

Balancing the desire for operable windows with a minimalist aesthetic can be challenging for multi-family residential enclosures.

We have extensive experience of incorporating frameless operable windows into the window wall for a minimalist aesthetic.

Balcony transitions

Facade transitions at inset balconies & vegetated terraces are often highly problematic.

We know how to detail these transitions to ensure they remain air- & water-tight even in seismic zones.

Slab edges

Residential projects often use window wall systems.  These usually make the aesthetic treatment of the slab edge challenging.

Our experience with most residential window wall products means we understand how they can be used for that challenging slab-edge cover.  We have also deployed several techniques to achieve a ‘flush’ aesthetic at slab transitions.

Acoustic protection

Many residential projects require additional acoustic protection because of their urban locations.

We help ensure both glass & framing are acoustically protected without adding bulk or otherwise compromising the aesthetic.

Operable windows

Owners frequently want operable windows in each unit for fresh-air access & connection to the outdoors.

We work with the team to correctly detail the windows to ensure barrier line continuity, integrate window controls into the overall BMS for maximum energy efficiency, and mitigate potential exhaust contamination.

System transitions

Increasing use of mixed-use buildings makes for more system transitions & potential barrier interruptions.

We have had great success at detailing to ensure continuity across transitions between residential and office or retail.
