Contract documents

Having been involved throughout and being totally focused on facades, we are ideally placed to help the design team complete enclosure Contract Documents (CDs).
The architect and team are usually dealing with multiple, fast-moving issues by this phase of the project so we provide continuity and an emphasis on the enclosure to relieve the burden on the rest of the team.
Once the CDs are complete, we perform a final review to ensure they appropriately reflect the design intent & required performance.
We leverage our deep experience & enclosure-focus to:
- Work with the architect to ensure their drawings include buildable details that capture the design intent and minimize their (and the owners’) risk of water penetration and other performance issues,
- Advise on how to reflect in the CDs any relevant agreements reached or changes made in the design assist phase or in the shop drawings,
- Review the architect’s final details to confirm that air, water and thermal barriers are both correctly located and continuous, particularly at systems & trades interfaces,
- Review the architect’s glazing & cladding specifications to ensure we have appropriate requirements for systems, materials, finishes, material compatibility & testing,
- Advise on visual & performance mockups design and testing to minimize risk in the transition from design to fabrication before the facade system is fabricated & installed.

Typical scope of work:
- Assist in finalizing materials & finishes selection
- Finalize visual & performance mockups
- Assist in designing the facade testing regime
- Assist in finalizing facade specifications
- Review final facade drawings for constructability & barrier continuity
- Review cladding specification sections
