Unique challenges & solutions

In keeping with our sustainability DNA, we can often facilitate the appropriate use of recladding & building re-use to allow owners to save on the expense & carbon footprint of demolition & new build.

Our experience of this genre runs the gamut from:

  • Whole building enclosure replacement to ….
  • Window replacement to improve the interior environment commensurate with new programming (such as conversion of office space to MOB) to ….
  • Cladding existing open external stair towers to provide passive stack ventilation and comply with new code requirements.

Once we have the structural & mechanical survey of current conditions in hand, our key role on this type of project is to enable the architect to realize their aesthetic vision within the constraints imposed by the module, floor-to-floor heights, & structure of the existing building. 

To do this we leverage innovation, pragmatism and our deep knowledge of enclosure system & details knowledge, innovation & pragmatism to:

  • Overcome the challenges of tying the new facade into the existing sub-optimal perimeter structure,
  • Include consideration of buildability, especially if the existing inner enclosure leaf is retained,
  • Work with the architect to bring the facade up to current codes,
  • Help the team comply with historic preservation requirements,
  • Use creative testing plan scheduling and phasing to overcome the challenges of retained inner skin and/or already finished interiors,
  • Work with the team to select systems appropriate to the building & neighborhood constraints which may preclude scaffolding or cranes.
